Roofing in Greater Houston

A drip through the ceiling, shingles in the yard after a spring storm, a roof that was 'new' when you bought the house twenty years ago — Houston roofs live hard lives. We inspect them for free, photograph what we find, and quote repairs and replacements in dollars before any work begins.

Why Houston roofs wear out fast

A Houston roof takes Gulf heat and humidity for six months a year, then spring hail and wind, then hurricane-season rain driving sideways. Heat is the quiet one: national life-expectancy tables (InterNACHI's, the chart home inspectors use) give a basic 3-tab shingle roof about 20 years and architectural shingles about 30 — and hot, humid climates like ours push real roofs toward the low end of those ranges. A roof installed on a new Cinco Ranch or Shadow Creek Ranch home in 2003 is not 'middle-aged.' It is at, or past, its design life.

That is why roofing problems here are rarely a sign of a badly built house. They are the predictable result of age plus climate — and they are manageable when they're caught at the repair stage instead of the rot stage.

What roofing costs in Houston

Published Houston cost data (Angi's Houston figures) put a full roof replacement at an average of about $9,752, with most projects between $6,712 and $13,123 — roughly $4–$6 per square foot for asphalt shingles. Most repairs nationally run $395–$1,967, averaging around $1,174. The honest number for your house comes from measuring your roof, which is why the inspection is free.

Roofing by suburb

Roof age, tree cover and storm exposure change street by street in this metro — a 2005 builder-grade roof in Pearland is a different problem than a shaded 1990s roof in Spring. Our suburb pages cover the housing stock and roof conditions where you actually live:

Roofing in Katy

Master-planned homes from the 1990s–2010s — the first big replacement wave is arriving now.

Roofing in Sugar Land

First Colony to Riverstone — 1980s–2000s roofs, many already on their second life.

Roofing in Pearland

Shadow Creek Ranch and Silverlake — builder-grade 2000s roofs at the end of their rated life.

Roofing in Cypress

Bridgeland, Towne Lake and Fairfield — hail exposure on the prairie, oaks over the east side.

Roofing in Spring

The metro's oldest roofs and heaviest tree canopy — debris, shade and algae country.

Roofing in The Woodlands

Village homes under a full forest canopy — valley debris and shaded, slow-drying roofs.

How it works

1. Free inspection

We inspect on the roof and from the attic, photograph damage and wear, and check flashing, vents and decking condition. About an hour, no charge.

2. Written findings

You get the photos and a plain-language verdict: repair, replace, or monitor. If a quote is warranted, it's itemized in dollars — per square, per sheet of decking, no lump-sum mysteries.

3. Work & warranty

Repairs are made at the source; replacements are torn off to the deck and rebuilt as a system. Warranty terms are in writing before work starts — see how roofing warranties work.

Get a free roof inspection

An inspector gets on the roof, checks the attic side too, photographs everything, and tells you — in writing — whether you need a repair, a replacement, or nothing at all. Most inspections take about an hour.
