Roofing in Katy, TX

Katy's master-planned boom built tens of thousands of homes between the mid-1990s and the 2010s — and simple arithmetic now rules its roofs. A shingle roof installed in 2002 has been up for over two decades of Gulf heat, which puts the typical Katy roof at or past the design life of the shingles on it. Katy is entering the largest roof-replacement wave in its history, one subdivision at a time.

Roofs in Katy: the local picture

Housing stock. Cinco Ranch, Grand Oaks, Seven Meadows, Firethorne, Cross Creek Ranch and the other large communities are overwhelmingly asphalt-shingle roofs — builder-grade 3-tab on many 1990s–early-2000s homes, architectural shingles on later and higher-end builds. Old Katy and the streets near the original townsite add older, smaller roofs, some on their second or third layer of shingles.

The age math. InterNACHI's life-expectancy chart — the reference home inspectors use — lists roughly 20 years for 3-tab shingles and 30 for architectural, with hot, humid climates landing at the low end. A 2004 Katy home on its original 3-tab roof is years past that mark; a 2008 home with architectural shingles is in its final third. Our Katy inspections start with the install date and work backward from there.

Signs your Katy roof needs an inspection

Call for a free inspection if you notice: shingle granules washing out of the downspouts and collecting in the driveway; curled, cracked or missing shingles visible from the street; dark streaks or soft spots; a ceiling stain that grows after wind-driven rain; or neighbors on your street replacing roofs one after another — builders roofed whole streets in the same season, and those roofs age out together.

None of these signs automatically means a new roof — a lifted edge or a failed flashing may be a one-visit repair, and part of the inspection is ruling replacement out. What the signs do mean is that it's worth an hour of looking. Shingle condition doesn't guess: if the roof has honest years left, we'll tell you to monitor and move on.

How we work in Katy

Open-prairie exposure. West Katy lots have little tree cover, so roofs take full sun and the full face of spring hail and wind with nothing to break either up. UV and heat do the slow damage here; storms do the fast damage. We check south- and west-facing slopes first — they consistently show the most granule loss and curling in Katy inspections.
