Roof Inspection

A roof inspection answers three questions with evidence instead of opinions: what condition is this roof in, how long will it last, and does it need work now, later, or not at all? Ours is free for homeowners in our service area — here's exactly what it includes.

What the inspector does

What you receive

A photo report and a plain-language verdict: repair, replace, or monitor — plus, when work is warranted, an itemized quote in dollars. If the verdict is monitor, the report says what to watch and when to look again. If a storm claim is in play, the report is formatted as documentation you can hand to your insurer as-is. The full process is described step by step on how the free inspection works.

Buying or selling a home?

Roof age and condition are among the most negotiated — and most insured-against — items in Houston-area home sales. A dated photo inspection gives buyers a factual basis for an offer and gives sellers documentation instead of a buyer's worst-case assumption. Insurers also increasingly ask roof-age questions on Texas policies; knowing your roof's real condition before they ask is worth having.

Common questions

Is the inspection really free?

Yes, for homeowners within our service area. It's how we earn the chance to quote the work. You keep the photo report either way, and no obligation is attached.

How long does an inspection take?

About an hour for most homes, including the attic. Someone 18 or older should be present to let the inspector in and walk the findings at the end.

Do you use drones?

Drones help on steep or fragile roofs, but hail bruising and seal failure are found by hand and by eye at arm's length. Our standard is an on-roof inspection whenever the roof can be walked safely — photos included either way.

An inspector gets on the roof, checks the attic side too, photographs everything, and tells you — in writing — whether you need a repair, a replacement, or nothing at all. Most inspections take about an hour.
