Most roof leaks are not roof failures — they're detail failures. A cracked vent boot, a lifted shingle edge, flashing that let go at a valley. Repair means finding the actual entry point, fixing it at the source, and telling you honestly when the roof around it is too far gone for a repair to make sense.
Water is a liar: a ceiling stain can sit ten feet from the hole it came through, because water runs along decking and rafters before it drips. Real leak repair therefore starts with tracing, not patching:
Surface coatings and tar smeared over a leak are not repairs; they're delays that make the eventual repair worse. We don't sell them.
Nationally, most roof repairs run $395–$1,967 with an average around $1,174 (Angi, 2026). Leak-specific work averages about $900. Minor repairs — a boot, a few shingles, a short flashing section — start in the $150–$1,000 band (This Old House's 2026 tiering). Houston labor and materials track close to national figures. Your inspection produces an itemized quote; see the Houston cost guide for how to read any roofer's numbers.
Repair makes sense when the failure is localized and the roof around it is sound — good granule coverage, shingles still lying flat and sealed, no widespread brittleness. Replacement makes sense when failures are arriving across multiple planes, the shingles are at end-of-life, or repair money would chase a new leak every season. If your roof is in the first camp we'll say so, because a company that repairs honestly earns the replacement later. If it's in the second, we'll show you the photos that prove it.
Water entering at a vent or valley runs downhill along the deck and rafters and drips where it finds a seam in the ceiling. That's why we trace from the attic instead of patching above the stain.
We match manufacturer, style and color as closely as the market allows. On older roofs, sun-fade means a perfect visual match isn't always possible even with the identical product — we'll show you the sample against your roof before work begins.
Sometimes — if the failure is one boot or one valley and the field of the roof is still serviceable, a few hundred dollars can buy real years. If the shingles are brittle everywhere, we'll tell you the repair would be a down payment on a replacement and let you decide with the numbers in front of you.
An inspector gets on the roof, checks the attic side too, photographs everything, and tells you — in writing — whether you need a repair, a replacement, or nothing at all. Most inspections take about an hour.
