The two warranties
- Manufacturer's material warranty — covers defects in the shingles or metal themselves. Headline terms ("lifetime," "50-year") describe the material only, are prorated after an initial period on most lines, and depend on the product line installed — which is why your quote should name the exact product.
- Installer's workmanship warranty — covers failures caused by how the roof was put on: flashing errors, fastening mistakes, ventilation omissions. Most roof failures in the first decade are installation failures, which makes this the warranty that usually matters — and the one that varies most between companies.
- Transferability — whether coverage passes to the next owner, and any fee or deadline. In Houston's resale market a transferable warranty is worth real money; get its terms in writing.
- Exclusions — storm damage beyond rated limits, subsequent alterations, and skipped maintenance are commonly excluded. Legitimate exclusions are fine; undisclosed ones aren't.
Our commitment
Every job arranged through HTown Roof Pros is quoted with both warranties named and in writing before work begins — manufacturer, product line, term, proration, workmanship term and transfer terms on the face of the quote. If an installation failure appears within the workmanship term, fixing it is on us. We won't promise a roof can never leak again — no honest company can, because storms and subsequent work exist — and you should be wary of any warranty that reads that broadly.
Five questions to ask any roofing company
- Which exact shingle or metal product is in this quote, and what is its material warranty — full term, and when does proration start?
- What is your workmanship warranty, in years, and is it in this document?
- Do both warranties transfer if I sell, and what does transfer require?
- Is the manufacturer warranty enhanced by your installer certification, and does it survive if your company closes?
- What maintenance, if any, must I document to keep coverage valid?

An inspector gets on the roof, checks the attic side too, photographs everything, and tells you — in writing — whether you need a repair, a replacement, or nothing at all. Most inspections take about an hour.
